Serving Long Spurling Rd, OH‑28, New Burlington Rd, and all surrounding rural areas in Warren County

Driveway Conditions Common in Pleasant Plain

Pleasant Plain properties often experience:

Clay Soil & Soft Spots

Clay pockets trap water and cause rutting, sinking, and stone displacement.

Standing Water & Poor Drainage

Flat terrain and shallow roadside ditches lead to puddling and washouts.

Long Gravel Driveways

Many homes sit far off the road, requiring proper slope and compaction.

New Construction Driveway Expansion

New barns, garages, and outbuildings often need widened or extended driveways.

Older Rural Infrastructure

Aging culverts and shallow ditches cause water to run across driveways instead of away from them.

We fix all of these issues using correct grading, ditch shaping, compaction, and high‑quality limestone.

ABOUT — PLEASANT PLAIN, OH

Pleasant Plain is one of Warren County’s smallest villages, with a population of just over 150 residents. It’s the kind of place where everyone knows everyone, and the quiet rural setting has stayed nearly unchanged for generations.

The village was originally laid out in the mid‑1800s, during the expansion of the Marietta & Cincinnati Railroad. The railroad ran directly through Pleasant Plain, and the town grew around the depot, the rail corridor, and the small cluster of homes and businesses that supported travelers and freight. Even though the tracks were removed long ago, the shape of the village still follows that old line — long straight stretches, wide open views, and houses spaced farther apart than in most towns.

Pleasant Plain sits along OH‑28, with backroads like Long Spurling Rd and OH-132 connecting the village to surrounding farmland and wooded properties. Most homes sit far off the road, tucked behind tree lines or open fields, giving the area its signature rural feel.

The land around Pleasant Plain is known for its clay‑heavy soil, which holds water and stays soft after rain. Shallow roadside ditches are common, and low areas tend to stay damp longer than they should. This soil type has shaped the way people build, farm, and maintain property in the area for more than a century.

Pleasant Plain is a mix of old and new — you’ll find 100‑year‑old farmhouses, mid‑century homes, and new metal buildings added to properties as families expand or modernize. Pole barns, garages, and workshops are common sights, reflecting the practical, hands‑on lifestyle of the community.

Despite its small size, Pleasant Plain has a strong identity. It’s quiet, friendly, and unmistakably rural — the kind of place where people wave when they pass, where land is measured in acres instead of lots, and where the history of the railroad still echoes in the layout of the town.
