Driveway Refresh for a Duplex Rental in Fayetteville, Ohio

Martin M • September 27, 2026

Grading, Vegetation Removal, and 9 Tons of #57 Limestone

Fayetteville, Ohio is known for its rural charm, long‑standing homes, and rental properties that see plenty of daily use. This duplex on the edge of town had a driveway that was showing its age. Grass and weeds were growing through the stone, the surface had become uneven, and the overall appearance no longer matched the clean, well‑kept look of the home.

The property owner wanted the duplex driveways refreshed to improve durability, appearance, and tenant access — starting with this 40' × 60' driveway.

Project Challenges

Over time, gravel driveways naturally settle, compact, and allow vegetation to push through. In this case:

  • Grass had spread across the surface
  • The stone layer was thin and worn
  • The driveway had lost its shape
  • Drainage and traction were reduced
  • The rental property’s curb appeal was affected

These conditions are extremely common throughout Fayetteville and Brown County, especially on older rental homes and rural properties.

Grading & Surface Preparation

Using the John Deere 323E, the entire driveway was graded out:

  • All grass and vegetation were removed
  • The old stone was loosened and reworked
  • The surface was reshaped for proper contour
  • Low spots were corrected
  • Edges were cleaned and squared

This step is critical — without proper grading, new stone won’t bond or hold shape.

Fresh Limestone Top Coat

Once the base was prepared, 9 tons of #57 limestone were delivered and spread evenly across the full driveway surface.

#57 limestone is ideal for:

  • rental properties
  • rural homes
  • duplexes
  • high‑traffic areas
  • long‑term durability

It provides excellent drainage, a clean appearance, and a solid driving surface that holds up well through all seasons.

Finished Results

The refreshed driveway now has a bright, clean surface with a smooth, even finish. The grading work eliminated all vegetation and restored proper shape, while the new stone layer improved traction and durability. The property looks noticeably better, and tenants now have a solid, well‑maintained entry area that matches the home’s appearance.

This project is a great example of how a simple driveway refresh can dramatically improve both function and curb appeal.

Local Context

This job is part of ongoing improvements throughout Fayetteville, a village known for its rural landscapes, rental homes, and long‑standing properties. Driveway refreshes like this are common in the area due to seasonal weather, vegetation growth, and the practical need for durable stone surfaces.
